Privacy Policy
Effective Date: May 29, 2025
Mazirow Commercial, Inc. (“Mazirow Commercial,” “we,” “us,” or “our”) is committed to protecting your privacy. This Privacy Policy describes how we collect, use, disclose, and protect personal information when you use our website (https://tenantadvisory.com/) or otherwise interact with us, in compliance with applicable laws including the California Consumer Privacy Act (CCPA). By using our website or submitting information to us, you agree to the practices described in this Privacy Policy.
Information We Collect
We collect personal information that you voluntarily provide through our contact forms and newsletter sign-ups, as well as certain information automatically when you use our site. This includes:
- Contact and Identity Information: Your first name, last name, email address, phone number, and other contact details you provide.
- Professional Information: Your title, company name, and company address, as well as your company website URL.
- Inquiry Details: Information related to your commercial lease needs, such as your lease expiration date and desired square footage, and any other details you include in your message or request.
- Newsletter Subscription Information: If you subscribe to our newsletter, we collect your name and email address in order to send you our updates.
- Usage Data: When you visit our site, we (or our service providers) automatically collect certain information about your device and browsing actions using cookies and similar technologies. This may include your IP address, browser type, device type, pages and content viewed, dates/times of access, and referral links. We use Google Analytics 4 to gather website usage statistics; Google Analytics uses first-party cookies to distinguish unique users and sessions and reports site usage to us without identifying individual visitors (for example, via an anonymized visitor ID rather than your name). Notably, Google Analytics 4 does not log or store individual IP addresses of visitors, which helps protect your privacy.
Cookies and Analytics
Our website uses “cookies” and similar tracking technologies to enhance your experience and analyze usage of our site. Cookies are small text files placed on your browser that allow us or third parties (like Google Analytics) to recognize your device and collect data such as preferences or browsing history. For example, Google Analytics sets a cookie (named _ga) to collect information on our behalf and report website usage statistics to us without personally identifying you. These cookies help us understand how visitors engage with our site and improve our content and services.
Most web browsers automatically accept cookies, but you can usually modify your browser settings to decline or delete cookies if you prefer. Note that disabling cookies may affect certain features of our site. If you wish to opt out of Google Analytics tracking, Google provides an Analytics Opt-out Browser Add-on that you can install to prevent data collection by Google Analytics on all websites. We do not use cookies to serve targeted advertising, and any analytics data collected is used in aggregate form for site improvement.
How We Use Your Information
We use the personal information we collect for the following business purposes:
- To Respond to Inquiries and Provide Services: We use your contact information and lease details to respond to your requests (such as scheduling a free consultation or answering questions) and to carry out our tenant advisory services as requested.
- To Communicate with You: We may use your email or phone number to send you important updates or information related to your inquiry or our services. If you subscribed to our newsletter, we will send you periodic market updates or other news; you can opt out of these marketing emails at any time by using the unsubscribe link or contacting us.
- For Website Operation and Improvements: Usage data and analytics help us monitor the performance of our website, understand user engagement, and improve the functionality and content of the site. For instance, we analyze what pages are most frequently visited or how users navigate the site, so we can make enhancements.
- To Comply with Legal Obligations: We may process and retain your information as necessary to fulfill our legal and regulatory requirements – for example, maintaining records for tax purposes, or responding to lawful requests by authorities.
- To Ensure Security and Prevent Fraud: We use personal information (particularly usage data like IP addresses and other technical data) to protect the security of our website, our company, and our users. This includes detecting and preventing fraudulent activity or technical issues. We may also use information to enforce our website’s terms and to protect our rights and the rights of our clients.
We will not use the personal information we collect for materially different, unrelated, or incompatible purposes without updating this Privacy Policy or obtaining your consent as required.
Sharing of Information
We do not sell your personal information to third parties, and we do not share your personal information for cross-context behavioral advertising purposes (as those terms are defined under California law). When we do disclose your information, it is only in the following limited circumstances:
- Service Providers: We may share personal information with trusted third-party service providers who perform services on our behalf and under our instructions. This includes, for example, companies that provide website hosting, IT support, email delivery, customer relationship management, or analytics services (such as Google Analytics). These service providers are contractually bound to use your information only to provide services to us and not for their own purposes.
- Analytics: As noted, we use Google Analytics 4 to understand how visitors use our site. Google acts as our service provider in this context. The information generated by Google Analytics (which may include aggregated usage statistics and device information, but not identifying details like your name) is shared with Google and subject to Google’s Privacy Policy. However, Google Analytics does not receive or log personal identifiers such as your name or full IP address from our site. We have configured Google Analytics to use data only for analytics purposes. We do not allow Google to use our analytics data for its own unrelated purposes.
- Legal Compliance and Protection: We may disclose personal information if required to do so by law or legal process, or if we have a good-faith belief that such disclosure is necessary to comply with applicable laws (for example, to respond to a subpoena or court order). We may also share information when necessary to enforce our agreements or policies, to protect our rights or property, to protect the safety of our users or others, or to investigate fraud or security issues.
- Business Transfers: If Mazirow Commercial is involved in a merger, acquisition, asset sale, financing, or other transfer of ownership, your personal information may be transferred to the succeeding entity as part of that transaction. In such an event, we will ensure the recipient respects your personal information in a manner consistent with this Privacy Policy or inform you of any changes.
- With Your Consent: In cases where you have explicitly consented to a specific form of sharing or disclosure, we will share your information in accordance with that consent. (For example, if you request that we refer you to a third-party partner or if you submit a testimonial for publication, we would share or publish your information with your permission.)
Aside from the purposes and third parties described above, we do not disclose your personal information to any third parties for their own marketing or commercial uses. We also do not share or sell any personal information of minors under 16 years of age, and we have no actual knowledge of collecting information from minors (our services are intended for business professionals).
Data Retention
We will retain your personal information for as long as necessary to fulfill the purposes for which it was collected, or as otherwise permitted by law. In practical terms, this means:
- Contact and Inquiry Data: If you contact us for a consultation or services, we may keep the information you provided for our business records and to follow up on your inquiry. We generally retain such information for as long as you are an active prospective client or client, and for a reasonable period thereafter, unless you request deletion (subject to our legal obligations).
- Marketing Data: If you have subscribed to our newsletter or agreed to receive marketing communications, we will retain your contact information until you unsubscribe or ask us to delete your information from our mailing list. We will also periodically review our contact lists to remove contacts that have become inactive or obsolete.
- Usage Data: Analytics data is stored by our analytics provider (Google) and by us in aggregate form. We typically access Google Analytics reports to view trends over time. Google Analytics may retain aggregated website usage data for a set period (Google’s default retention is 14 months or as configured). We do not use this data to identify individuals.
- Legal and Regulatory Retention: We may retain certain information for longer periods if required for legal compliance or legitimate business purposes. For example, records of transactions or communications may be kept to comply with tax, accounting, or legal reporting requirements, or to resolve disputes or enforce our agreements. In all cases, we securely maintain your data only for as long as we have a legitimate need to do so.
After the applicable retention period, or if you request deletion of your data (and we have no legal basis to retain it further), we will either delete or de-identify your personal information in a manner designed to prevent reconstruction or reidentification.
Data Security
The security of your personal information is important to us. We implement a variety of organizational, technical, and physical safeguards designed to protect your personal data from unauthorized access, disclosure, or misuse. These measures include secure socket layer (SSL) encryption for data transmitted on our website, firewalls and access controls to our data storage, and restricting access to personal information to those in our organization who need it to perform their job duties. We also require our service providers to adhere to appropriate security standards when handling personal information on our behalf.
However, please note that no method of transmission over the Internet or electronic storage is completely secure or error-free. Security risk is inherent in all internet and information technologies, and therefore we cannot guarantee absolute security of your information. You should take care in deciding what information you send to us electronically. If you have reason to believe that your interaction with us is no longer secure (for example, if you suspect a security vulnerability on our website), please notify us immediately using the contact information below.
Your California Privacy Rights
If you are a resident of California, you have specific rights regarding your personal information under the CCPA (as amended by the California Privacy Rights Act, “CPRA”). These include the right to know what personal information we collect, how we use it, and with whom we share it, the right to delete your personal information (subject to certain exceptions), the right to opt out of the sale or sharing of your personal information, and the right to not be discriminated against for exercising your privacy rights. Additionally, you have the right to correctinaccurate personal information we hold about you, and the right to limit the use or disclosure of your sensitive personal information (to the extent we collect any). We detail these rights and how you can exercise them below:
- Right to Know/Access: You have the right to request that we disclose the specific pieces of personal information we have collected about you, as well as details about our information practices. This includes the categories of personal information collected, the categories of sources, the business or commercial purposes for collection, and the categories of third parties with whom we share personal information. Upon verifiable request, we will provide you with either a report or description of the relevant information we maintain about you, as required by law.
- Right to Delete: You have the right to request that we delete personal information we have collected from you and retained, with certain exceptions. Once we receive and confirm a verifiable deletion request, we will delete (and direct our service providers to delete) your personal information from our records, unless an exception applies. For example, we may retain information needed to complete a transaction you requested, to comply with legal obligations, or other exceptions permitted by the CCPA.
- Right to Correct: If you believe that any personal information we maintain about you is inaccurate or outdated, you have the right to request that we correct that information. Upon verifying the validity of a correction request, we will correct your information as you direct.
- Right to Opt Out of Sale or Sharing: As noted above, we do not sell personal information to third parties and do not share personal information for cross-context behavioral advertising. If that practice were to change in the future, we would update this policy and provide a clear method for you to opt out. California law also recognizes the Global Privacy Control (GPC) signal as a valid opt-out of sale/sharing request; if our site detects a GPC signal from your browser, we will honor it in accordance with the regulations. Since we currently do not sell or share data in this manner, submitting an opt-out request will have no effect other than our confirmation to you that we do not engage in such practices.
- Right to Limit Use of Sensitive Information: The CCPA (as amended by CPRA) gives you the right to limit our use or disclosure of “sensitive personal information” (as defined by law) if we use it for purposes beyond what is necessary to provide our services. Examples of sensitive data include Social Security numbers, driver’s license numbers, precise geolocation, and certain financial or health information. Important: We do not collect sensitive personal information such as government ID numbers, financial account credentials, precise geolocation, or racial/ethnic origin from visitors through our website. Therefore, there is no sensitive information for us to limit in use. If in the future we were to collect any sensitive information for a specific purpose, we would only use it for the necessary purpose or seek your consent as required, and we would honor any request to limit its use or disclosure.
- Right to Non-Discrimination: We will not discriminate against you for exercising any of your privacy rights. This means we will not deny you services, charge you a different price, or provide a different level of quality of service just because you exercised your rights under the CCPA. The CCPA does permit businesses to offer certain financial incentives that can result in different prices or service levels (for example, loyalty programs), but we do not currently offer such programs involving personal information. If that changes, we will provide appropriate notices and obtain consent as required by law.
Exercising Your Rights: To make a request to know, access, delete, or correct your personal information, or to opt out of any future sale of personal information, you (or an authorized agent acting on your behalf) may contact us by using any of the methods listed in the “Contact Us” section of this Policy. Please clearly describe your request so we can respond appropriately. We will take steps to verify your identity for security purposes before fulfilling your request. This may involve asking you to provide certain information that we can match with our records (for example, confirming your email address or other details of your interactions with us). We will respond to your verifiable request within the timeframe required by law (generally within 45 days, with the possibility of a 45-day extension when reasonably necessary). If we need an extension or cannot comply with a portion of your request, we will inform you of the reason.
Please note that some requests may be denied as permitted by law. For instance, if your request to delete is subject to an exception (such as we need to keep certain data for legal compliance), we will let you know. Similarly, we might decline to fulfill a request to know specific pieces of information if the disclosure presents excessive risk (for example, we will not disclose to you your Social Security number or password in response to an access request due to security concerns). But we will provide as much information as we are required and allowed to in accordance with the CCPA.
Shine the Light: Separately from CCPA, California’s “Shine the Light” law (Civil Code § 1798.83) allows residents to request certain information about our disclosure of personal information to third parties for their own direct marketing purposes. We do not share personal information with third parties for their direct marketing purposes without your consent. Therefore, we do not maintain lists of such disclosures. If you have questions about this practice, you may contact us as described below.
Children’s Privacy
Our services and website are not intended for children under the age of 16. We do not knowingly collect personal information from children under 16 years old. If you are under 16, please do not use our website or provide any information about yourself. In the event we learn that we have collected personal information from a child under 16 without appropriate consent, we will promptly delete that information. If you are a parent or guardian and believe your child under 16 may have provided personal information to us, please contact us and we will take steps to delete such information. (Note: We also do not offer services to anyone under 18, given the commercial nature of our business.)
Changes to This Privacy Policy
We reserve the right to update or modify this Privacy Policy at any time. If we make material changes to how we collect, use, or share your personal information, we will update the “Effective Date” at the top of this Policy and post the revised policy on our website. In some cases, we may also provide additional notice of significant changes, such as by email or a pop-up notice on the website, if you have provided us with contact information. We encourage you to review this Privacy Policy periodically to stay informed about our data practices. Your continued use of our website or services after any changes to this Policy constitutes your acceptance of the updated terms.
